What's the hallmark of a JAC interior?

As you'll see from our portfolio, we don't have a house style at JAC - every project looks different, because in each case, the designs have emerged from a different set of client needs. What is common to all our work is attention to detail - in the materials and finishes we use, and in the workmanship we insist on from the contractors.

So you're a designer and a project manager. How does that work?

We employ people who do both jobs equally professionally. So the person who designs the scheme also manages the project right through to completion, ensuring that the end-result exactly conforms to the designs and specifications. This means we spend as much of our time on-site as we do in the studio.

How are you able to keep to a fixed price for design and fit-out?

Once you've signed off the space plan and concept design, we build up a detailed cost plan that covers the essentials as well as the desirables. Then, when you've told us which of these elements you'd like us to include, we'll invite three or four contractors (some or all of which you may want to put forward) to tender for the build on a like-for-like basis. The chosen contractor will sign a fixed-price contract before work begins on site.

So the contractor's costs will be fixed before work begins. What about JAC's fee?

Our fee for designing and managing the project is a separate element, fixed at the budget phase. So we have no vested interests in increasing the contractor's budget. Our job is to make sure this budget is not exceeded.

Most of our clients maintain their relationship with us, and call on us when they need to reconfigure a space, buy more furniture or - say five years down the line - when they need to move again or take an extra floor. About 60% of the projects we undertake is repeat business.

We'll happily survey any premises you're thinking of moving into before you sign any contracts, and help you assess the suitability of the offices and the extent of any infrastructural improvements that need to be made. Our work at this stage could save you from making a very expensive mistake, or help you negotiate more favourable terms.
